Modern Niagara is seeking a Project Development Manager with substantial experience to join our team. The ideal candidate would be based out of Vaughan (preferred) or Ottawa. This role involves leading project development activities, from conceptual technical solutions and business cases to construction-ready engineered solutions, with a strong focus on leadership, financial management, and strategic planning.

As the Project Development Manager, you will collaborate closely with engineers, architects, and other stakeholders to ensure projects meet quality standards, adhere to budgetary constraints, and are completed on time. Your experience in creating ROI models, managing internal financials, and leading small teams will be critical in driving project success.

Key Responsibilities:

  • Lead and motivate a small team to achieve project goals, while overseeing outside vendors and contractors.
  • Develop and maintain detailed ROI models for construction projects, ensuring alignment with financial goals and budgetary constraints.
  • Oversee and manage internal financials, including billing, budgeting, and cost analysis.
  • Coordinate, schedule, attend, and document project meetings, providing comprehensive reports to key players and the Executive team.
  • Work closely with engineers, architects, and other professionals to determine project specifications and develop conceptual designs.
  • Negotiate contracts with external vendors to establish profitable agreements.
  • Identify required resources (manpower, equipment, materials) and manage project delivery to meet deadlines.
  • Prepare and evaluate detailed business case analyses quantifying the benefits of proposed solutions.
  • Ensure adherence to health and safety standards, reporting any issues.
  • Support the pursuits team early in the sales process to evaluate scope and determine cost estimates.

Qualifications:

  • 10+ years of experience in engineering, construction management, or a related field.
  • Proven leadership experience in managing and mentoring small teams.
  • Bachelor's degree in Mechanical HVAC, Energy, Electrical, or a related field.
  • In-depth understanding of building systems, construction procedures, materials, and project management principles.
  • Advanced knowledge of construction management processes, means, and methods.
  • Strong experience in creating ROI models and managing internal financials.
  • Proficiency in MS Office and construction/project management software.
  • Ability to solve diverse problems, anticipate construction challenges, and work closely with site supervisors, sub-trades, clients, and consultants.
  • Outstanding communication, negotiation, and organizational skills.
