About the Role

As a member of our Building Services team, you will play an active role in supporting ongoing projects across the province. Your role will include evaluating the current state of a building's structure and systems to determine maintenance, repair and/or replacement needs. You will further evaluate the performance and integrity of the building envelope, that includes the exterior walls, roofs, windows, doors and foundation and ensure that buildings meet the standards specified in warranties and identify any defects that require attention. You will work in collaboration with other members of the team and make a positive contribution to the successful execution of projects and client's satisfaction. The annual salary range for the position is between $57,000 and $70,000.

Duties and Responsibilities

Condition Assessments

  • Independently plan and complete assignments;
  • Assist the Project Managers with defining objectives and priorities;
  • Review documentation including architectural, structural and mechanical drawings to determine original construction detailing and identify areas of risk for water penetration, air leakage and/or condensation;
  • Conduct visual review of the building exterior and interior components, re-evaluating existing conditions (exterior reviews are typically conducted from ladders, swing stages or boatswain's chair, once proper training has been arranged);
  • Create exploratory openings within the building enclosure to allow for visual review of the underlying components for evidence of decay/deterioration and to evaluate moisture content levels of the wood or gypsum materials;
  • Use judgement, conduct field tests of various building enclosure assemblies, including windows, walls and skylights and identify problems and develop testing solutions. Use independent judgement during testing to identify problems and develop solutions;
  • Analyze and prepare written reports and presentation, fully documenting the current conditions, evaluating future risks and providing recommendations for renewals, rehabilitation and/or maintenance, and other duties as may be assigned.

Field Review of Rehabilitation Projects

  • Attend regular site meetings with owners, architects, contractors, developers, product manufacturers and any other relevant party to discuss progress of the work being done;
  • Review and analyze mock-ups of various details and assemblies within the scope of work, i.e. window installation, metal flashing transitions, stucco application procedure;
  • Review and analyze site visit reports, documenting observations and field testing results. Provide recommendations for all deficiency items, including field sketches. Generally, field sketches provide additional detail/clarification for site issues not fully covered within the contract documents;
  • Review manufacturer's shop drawings for conformance with the project intent, performance with respect to the various building science principles, and for anu scheduling of work issues;
  • Create Site Instructions and Proposal Change orders for items not included in the original contract;
  • Research building materials when considering alternative/new materials requested by contractors or materials considered specific, nontypical conditions; and
  • Other duties as may be assigned.

Qualifications

  • Diploma from a building, engineering or architectural technology program or equivalent education to qualify as an Applied Science Technologist (Graduate of an accredited building technology diploma program);
  • Over 2 years of demonstrated experience with contract administration and building inspections;
  • Understanding of project management, building envelope principles, industry standards including regulatory requirements, construction contract administration, and recommended construction practices experience is an asset;
  • Eligible for designation as an Engineer, Quality Surveyor, Architect, Architectural Technologist, or AScT (Applied Science Technologist) or CET (Certified Engineering Technologist) with Applied Science Technologists and Technicians of BC (ASTTBC);
  • Considerable knowledge and understanding of the BC Building Code, Municipal approval procedures, and applicable regulatory standards and policies;
  • Ability to read, review, analyze and critique construction drawings and building envelope assessment reports;
  • Ability to estimate construction costs for new construction, renovation and building envelope repair projects;
  • Exceptional attention to detail and time management skills while managing multiple and competing priorities/projects;
  • Driven, ambitious, focused on meeting the deliverables with the ability to exercise good judgement and display initiative;
  • Strong written and oral communication skills, together with strong critical thinking and decision making skills;
  • Demonstrated experience collaborating with contractors, architects and consultants;
  • Advanced skills with MS Office Suite (including Teams, Office 365, SharePoint);
  • Experience with reporting and/or data analysis considered an asset;
  • Possess a valid driver's license and have access to a vehicle with valid registration and insurance;
  • Ability to work in all weather conditions with interest in energy-related building science.
