Overview
Reporting to the Associate Director of Technical Services & Innovation, the Project Manager is responsible for the professional management and successful completion of assigned capital expenditure projects for Centurion Property Associates in accordance with pre-established budgets and timelines.
The Project Manager will be based out of our office in Edmonton, Alberta and will be responsible for assigned capital projects in British Columbia, including Victoria, Vancouver and Kelowna as well as projects in Manitoba and Saskatchewan as opportunities become available.
The Project Manager is accountable for the administration of all related resources, contracts, tools and supplies to ensure Centurion Asset Management Inc. | Centurion Property Associates Inc. real property assets are effectively and efficiently maintained to established standards.
Responsibilities
Relationship Development
Develop and foster positive relationships with internal and external stakeholders. Vice President of Technical Services & Innovation, and Property Managers with proactive timely resolution of contractor, vendor, and consultant performance issues related to routine maintenance and capital/construction projects.
Suite Renovations
Work with the Property Managers and Maintenance Technicians to develop the renovation scope for individual suites. Ensure timely completion of renovations so that suites are returned to market on or before schedule. Maintain accurate and current files and photos in the Centurion central server. Coordinate all project activities to ensure limited impact to the quiet enjoyment of Residents in accordance with the Residential Tenancy Act. Organize, attend, and lead meetings with Contractors as required. Perform quality control audits to assess contractor performance. Assist with capital expenditure renovation projects as required.
Budgeting
Assist Property Managers with the development of budgets for the in-suite renovation program. Develop and implement efficient tracking systems and processes to determine the current status of suites by category of past renovations and ensure that these systems are updated as suites are completed. Work with the Property Managers to define return on investment targets and monitor post-project leasing to determine program effectiveness. Prepare financial reporting to track budgets, actual spend and variances by property and region. Prepare, review and approve work orders, purchase orders and related invoices.
Contractor Management
Tender, negotiate, and execute agreements with existing and new Contractors to ensure successful program delivery. Manage contractor relationships and provide feedback as required. Ensure that all safety standards and policies established by Centurion are included in contractor scope and are met at all times. Complete and approve vendor request forms. Complete regular site inspections to perform quality control assessments and identify opportunities and concerns or deficiencies promptly to the Associate Director of Technical Services and Innovation. Complete the required administrative tasks and processes in order to secure new Contractors.
Specification Development
Maintain current specification sheets for Centurion approved products, finishes and fixtures and update as required. Assess new products for durability, price and aesthetic value.
Preventative Maintenance
Assist Property Managers in defining and setting performance and quality targets for site maintenance. Ensure that the safety standards and policies established by Centurion are met at all times.
Administration and Reporting
Ensure prompt investigation and follow up of all Contractor related issues. Provide regular feedback to all related Contractors and Vendors. Review and approve all related Contractor invoicing. Complete any other reporting consistent with requirements of the property management contract. Identify site intensification opportunities through cost-value analysis and zoning reviews. Complete other duties as assigned.
Capital Project Management
Assist Property Managers with the preparation of capital budgets. Confirm that all work is completed in accordance with approved drawings, specifications and estimates. Ensure timely completion of capital/construction projects and ensure maintenance of accurate and current project files. Coordinate all project activities to ensure limited impact to the quiet enjoyment of Residents in accordance with the Residential Tenancy Act. Organize, attend, and lead regularly scheduled trade meetings. Liaise with Consultants as required for major capital projects including development of project specifications, project management, quality control, site safety and Contractor performance. Undertake additional projects for emergencies, refinancing and above guideline increases as required.
Risk Management
Ensure ongoing compliance with current codes, technical safety standards and legislation. Assist with effective and prompt resolution of municipal and provincial work orders. In cooperation with insurance entities, assist with the completion of quarterly or annual risk assessments, incorporate into capital or operations planning and implement as required to mitigate risk.
